FAQ

What's the cancellation policy?
Annual retainers are a 12-month commitment. Early cancellation requires 60 days written notice and a cancellation fee equal to 2 months' service. After month 10, you can cancel with 30 days notice, no fee. We've had zero cancellations in the past 3 years — because we earn it every month.
Can we adjust square footage or frequency mid-year?
Yes. We do one pricing review per year — at the 6-month mark — where we can adjust frequency, add or remove services, or account for renovations. Significant scope changes outside that window are handled case-by-case. The locked rate applies to the original scope; upgrades are priced at the discounted annual rate.
What counts as a "building" for Portfolio tiers?
One physical address equals one building. A multi-tenant office park at one address counts as one building. If you manage buildings across multiple addresses, each address counts as one. The Portfolio 3–5 tier covers any 3 to 5 distinct addresses. If you have more, the 6+ tier is a better fit — contact us.
How are deep cleans and construction cleanups billed?
One-time add-ons (post-construction cleanup, move-out deep cleans, special events) are billed separately at the discounted annual rate for your tier — 10%, 12%, or 15% off the published one-time rates. They don't count toward the monthly retainer amount. You get a quote for each one before we proceed.
We already have a cleaning vendor. Can we switch mid-year?
Absolutely. We handle the transition — we'll coordinate with your current vendor to minimize overlap, schedule the first visit to follow their last, and make the handoff clean (pun intended). Many of our current clients switched from a national chain mid-contract. We've done it dozens of times.
Is the $199/$549 the full cost, or just a retainer fee?
The monthly amount covers the retainer and is applied toward your cleaning services each month. It's a subscription-style arrangement where the retainer amount reflects the minimum monthly service value at your building count and frequency. Your actual invoice is reconciled monthly against visits completed — if you run more visits than the retainer covers, the difference is billed separately at your discounted rate.
